1. About Us
- DublinFlats.com (“the Platform”) is operated by Movehut.
- The Platform provides property listing and reservation services for landlords and tenants.
- DublinFlats.com is not a landlord or tenant. We act as an intermediary.
2. Use of the Platform
- Users must be over 18.
- All information provided must be accurate.
- Users agree not to post illegal, misleading, or fraudulent content.
3. Reservation Fee & Processing Fee
- A reservation fee (“holding deposit”) secures a property listing temporarily.
- A non-refundable €15 processing fee applies to every reservation.
- The processing fee is retained in all cases, even where the tenancy does not proceed.
- Reservation deposits (excluding processing fees) are held in secure escrow until acceptance.
4. Refunds & Cancellations
- If landlord rejects → reservation deposit refunded (excluding €15).
- If landlord withdraws → refunded (excluding €15).
- If tenant cancels before acceptance → deposit may be retained; €15 is always non-refundable.
- If false information is provided → refund not guaranteed; €15 never refunded.
5. Landlord Responsibilities
- Landlords are required to provide accurate and truthful listings.
- Where required, landlords are required to be registered with the Residential Tenancies Board (RTB).
- Deposits are required to remain in escrow until tenancy is confirmed.
- If landlord does not proceed, they are required to authorise refund from escrow.
- Landlords are required not to accept duplicate deposits outside the Platform.
- Landlords are required to comply with Irish rental legislation.
6. Tenant Responsibilities
- Tenants are required to provide accurate information.
- Reservation does not equal tenancy until lease signed and full payments made.
- Fraudulent use may result in loss of deposit.
7. Dispute Resolution
- DublinFlats.com is not a party to tenancy contracts.
- Disputes should be raised with the Residential Tenancies Board (RTB).
- DublinFlats.com may supply communication logs if required.
8. Data Protection
- DublinFlats.com complies with GDPR and Irish data law.

9. Liability
- DublinFlats.com provides a platform “as is” with no guarantees.
- We are not liable for property details, tenancy outcomes, or indirect losses.
10. Amendments
- T&Cs may be updated periodically. Users will be notified of material changes.
11. Governing Law
- These T&Cs are governed by Irish law.
- Disputes fall under Irish courts’ jurisdiction.
